We help you by doing the Hotspot Research. 

 

For some people, their existing property is the Hotspot they want to develop. We can help them get the best out of their existing property.

 

Some potential investors do their own Hotspot research and call on us to carry out a Feasibility Analysis.

FEASIBILITY ANALYSIS

Being clear about the possibilities of a project and what can be profitably achieved is the next key step.

 

Our Architects work with us to develop creative concepts and plans to maximise the potential of a site.

 

We then complete a detailed costing analysis which takes into account the many, often hidden, planning, compliance and building costs.

 

We call on an experienced network of valuers and agents help us get a very good estimate of the end value of the project.

 

Finally, we put it all together in our customised feasibility analysis tool.  This helps investors understand what sort of financial contribution they will need to make, what Profit they could look forward to and an estimate of their Return on Investment.

PROPERTY DEVELOPMENT

With our team of highly experienced property experts, including, Surveyors, Engineers, Architects, Certifiers and Conveyancers; we negotiate the many stages of the Council Approval Process.

 

Our team will also work with other regulatory bodies and service providers such as the Development Assessment Commission and Utilities providers to make sure the project complies with their requirements and that we obtain the necessary permits.

 

This includes making sure all Builders Warranty insurances are in place.

 

Missing any key step in the approval process can seriously delay or add costs to a project. 

 

The Enterprising Eagles' team has the knowledge and expertise to work through the regulatory minefield and so give the investor peace of mind.

 

 

BUILDING AND CONSTRUCTION

 

Enterprising Eagle arranges the monitors the whole building process, including:

  • Selecting contractors and suppliers,

  • Quality control of the work of all contractors and suppliers, and

  • All external works such as fencing, paving and landscape gardening

 

Enterprising Eagle provides a complete interior design service, deciding on all appliances, fixtures, fittings, colour schemes and specifications for the property, including tiles, windows, doors etc.

 

We source the fittings and fixtures to make Enterprising Eagle Houses stand out.

 

We use the contracts and documents developed by the Master Builders Association to provided added security and comfort for our clients and their lenders.

PROJECT MANAGEMENT

Some investors call on Enterprising Eagle to provide ONLY a project management service.

 

We work with the investor to develop a clear, mutually acceptable, understanding of what the investor wants.

 

After scoping the project, Enterprising Eagle will develop a project plan considering the budget, timeframes and communication that the investor needs.

 

The scope of project management will be negotiated on a case by case basis depending on the needs of the investor.

 

Project management is a much more complex task than most realise.

 

It includes problem solving, quality control working hard to make sure the project is on time and on budget.
